Following extensive public consultation, Regal London has submitted plans for 941 best-in-class student bedrooms and 200 new on-site affordable homes at Devonshire Place.
The 0.7 hectare site is located at 747-759 Old Kent Road and 765-775 Old Kent Road opposite the proposed new Bakerloo Line station in the London Borough of Southwark.
All of the 200 new residential homes are affordable, equating to over 40% affordable housing by habitable room when considered alongside the student accommodation. The plans include the potential for a new convenience food store and GP surgery and also enables new transport infrastructure upgrades, enhancing links with the surrounding areas by providing safe and accessible walking, cycling and public transport improvements including new bus stops.
Regal London’s plans for the under-utilised brownfield site support the creation of a mixed and balanced community through a range of innovative and enduring new architecture, a community hub and café, open spaces and quality public realm providing greenery, connectivity, access for all and places for new and existing residents to integrate and mix.
Devonshire Place provides an opportunity for significant large-scale investment, creating sustainable economic growth and supporting the local community through the creation of high-quality affordable housing, best-in-class student accommodation, new jobs and high-quality public space. The new development supports Old Kent Road’s strength as a place to live, work and do business, recognising its inner London character and accessible location, facilitating growth anticipated by the Bakerloo Line Extension, driving regeneration and providing better connections to the wider London economy and between existing communities.
Devonshire Place is the London developer’s second PBSA site, following swiftly behind the permission granted for The Society in Brent, a range of new student homes delivering an energy efficient, sustainable lifestyle for 349 residents.
